    The chart to the right shows only residential home real estate market stats.

    It is important for all Sacramento home buyers to study the home sales for neighborhoods to determine the real estate market in the area they want to buy a house.  Each area is then broken down by a one mile radius to come up with the home value for that Sacramento neighborhood. 

    The active homes for sale show just that month’s new listings. For instance, in January the chart shows 410 homes for sale. There were actually a total of 1255 homes for sale since there were 845 homes that did not sell the previous month.

    In February, 1893 new homes were listed for sale, however with all the other homes that had not sold there were a total of 5,870 homes for sale in Sacramento.

    The average sold price as of 2/28/09 of a residential home in the Sacramento County area was 8,442.

    Since January 2009 through February 2009 there have been a total of 3,043 homes sold in the entire Sacramento County.

    Each month I provide a breakdown of most cities and communities in Sacramento County that are for sale, sold along with the average price of homes sold.  These Sacramento County cities and communities are:

    Carmichael, Citrus Heights, Elk Grove, Fair Oaks, Folsom, Galt, Mather, North Highlands, Orangevale, Rancho Cordova, Gold River, Rio Linda, Rancho Murieta, Downtown Sacramento, Midtown Sacramento, Arden Arcade, East Sacramento, Land Park, South Land Park, Curtis Park, Elder Creek, Fruitridge, South Sacramento, Arden, Rosemont, College Greens, Mayhew, Natomas, Del Paso Heights, Foothill Farms, Antelope and Wilton.
