Article Content:Sacramento real estate is both good and bad for October 2010. The chart to the left shows home for sale, homes in pending sale and homes sold from August 2009 through October 2010.
With numbers of home receiving offers we have increased over previous months. However, homes sold in the Sacramento area decreased from the previous month and inventory remains high.
Sacramento has 4.4 months of inventory based on closed home sales.
Which isn’t good but at the same time is certainly better than the national home foreclosure inventory of 4 years worth of foreclosed homes.
Where Realtors ® use to pride themselves on how long it took to sell a house, days on the market during this time in real estate has increased exponentially averaging about 84 days on the market.
The average home price went down from last month by a mere ,000 to 9,000 in October 2010.
We are definitely back to the year 2000 home prices in many areas of Sacramento. This is not so good for home sellers but for home buyers it’s a chance to turn back the clock and catch the wave of home for sale in 2000 with some fantastic interest rates that are at record low.
No doubt this is a home buyer’s market and it never looked so good for the home buyer than it does now.
