Article Content:As a Sacramento Short Sale agent I have worked with several banks on behalf of the Short Sale home seller and conferred with other Short Sale agents while always making every attempt to help the Short Sale seller I represent. Each bank process Short Sales differently and even at the same bank, not all Short Sales are created equal. Short Sales depend upon the whims of the Investor.
I have been successful so far with Sacramento Short Sales and working FOR my Short Sale sellers! This is a great year for the Sacramento Short Sale seller.
Of course, when representing the Sacramento home buyer who is attempting to purchase a Sacramento Short Sale, I am able to help guide them through the tedious experience of patience while awaiting the Short Sale approval from the bank. I always ask for weekly updates and can usually determine when there is a glitch with the Short Sale. It goes without saying that a conversation with the listing agent will either put my mind to rest that they have experience negotiating Short Sales or that they haven’t got a clue.
I was pleasantly surprised when one of my Short Sale sellers showed me a letter from Chase Bank who the home sellers had worked with on a loan modification that didn’t pan out for them. The letter stated the home sellers would be eligible for ,000 at close of escrow as long as they had a successful Short Sale.
Now, I’ll be real honest with you. At first, I thought this was a hoax, fraud or someones idea of a joke so I asked my Short Sale sellers for a copy of the letter and verified it’s authenticity with Chase. It seems that this is not typical and only given to select Chase mortgage loan borrowers. My Short Sale seller is one of the lucky ones.
The Short Sale sellers called me at the last minute to list their beautiful home and work on negotiating a Short Sale with the Chase. There was a foreclosure date that gave me only 2 weeks to find a home buyer, prepare the Short Sale package and get it to Chase. The foreclosure would not be stopped until I received an offer.
With my experience as a Short Sale Realtor ® listing homes for sale and placing them all over the Internet, I had lots of home buyers, emails and telephone calls about this beautiful home for sale. Luckily, the short sale sellers received 2 written offers and the Short Sale package was sent and confirmed by Chase. The foreclosure has been stalled giving me another 3 weeks for a Short Sale approval.
I am told that as soon as the BPO and R & B is received by Chase bank they will issue a decision on the Short Sale within 10 days. We will all be anxiously awaiting the decision by Chase. The home sellers are waiting to begin their new life and receive ,000 to help with their move, the home buyers are excited to begin their new life living in this beautiful home and both Realtors ® are excited to be the catalyst in helping both home buyers and home sellers with a successful home sold.
