    As a Sacramento Realtor who is certified as a distressed property expert I have helped many Sacramento homeowners who are having trouble paying their house payment with a Sacramento Short Sale. 

    The Sacramento Short Sale sellers I have worked with have taken my suggestions to help sell their Short Sale home and received offers within less than 2 weeks and some within just a few days. 

    What surprises me as a Short Sale Realtor® are the calls I get from home buyer agents who ask if the bank has agreed to the price I have valued the Short Sale home for sale at.  The list price is the value of the home which is substainiated by the comparable homes in the neighborhood.  I have never had a Short Sale bank question my list price.

    These same home buyer agents and some agents whose videos I have watched indicate that there is a problem with quite a few Short Sale homes for sale that are listed at a very low price.  This is either due to the lack of experience by the Short Sale listing agent or is a tactic being used to bring in multiple offers surpassing the actual true value of the home for sale. Unfortunately, sometimes this tactic backfires and the only offer that listing agent receives is the low value offer.  Of course the banks would have a problem with that! 

    As Sacramento Short Sale Realtors®, we must be looking out for our home seller’s best interest and bring as much value to the home as possible.  The Short Sale seller will be issued a 1099 and it is our job to make sure that we reduce that dollar amount as much as possible by pricing and obtaining the best possible offer to bring to our Sacramento Short Sale sellers.

    When a Short Sale listing agent prices a home at a low asking price this sends a direct message to the bank that either they are working with an agent who is inexperienced and doesn’t know how to price a home for sale or that there is fraud involved.  Since this real estate market seems to be exaberating with the amount of fraud, this is not a good practice for Short Sale listing agents to invelope.

    The other thing I hear from real estate agents representing home buyers is that sometimes it is taking a year before a bank approves a Sacramento Short Sale.  Thank heavens, this is not the case with my Sacramento Short Sale listings.  The Short Sale listings that I have had are approved sometimes as early as 3 weeks and as long as 45 days.  But, then again I’m a bull dog when it comes to negotiating my Short Sale homes for sale.  I do NOT refer my Short Sale homes for sale out but negotiate my own Short Sales and keep all parties informed weekly of any updates and correpondance with the Short Sale banks.

    The Short Sale process is definitely a slow process as compared to traditional home sales so it is my opinion that by keeping the Short Sale home seller and the real estate buyer’s agent informed weekly, this helps reduce the anxiety and stress a Short Sale brings to both the home seller, the home buyer and the buyer’s agent.
