Article Content:Lately, this Sacramento real estate broker has received offers on homes for sale from agents representing Sacramento home buyers who have not filled out the CA Purchase Contract for their home buyers thoroughly.
As a Sacramento Realtor ® I want to present Sacramento home buyers offers but sometimes I can’t.
What I am seeing are short cuts that do not serve the home buyer who wants their offer accepted. The CA Purchase Contract is not fully filled out and supporting documents are not included.
The APN number is assigned to parcels of property by the tax assessor for the purpose of identifying a particular location. This number is to be filled out on the CA Purchase Contract by the selling agent who represents the home buyer.
The areas on the CA Purchase Contract are there for a reason and not there to pick and choose what you want to fill out. All of the areas on the contract are important or they wouldn’t be there.
A couple of weeks ago I attended a Sacramento Real Estate Women’s Council meeting at Sacramento Association of Realtors where there were representatives from Bank of America and Wells Fargo. One of the resounding points by these bank executives was that the Purchase Contracts being submitted to the banks for Short Sale approval are many times not fully filled out. Signatures, initials, printing the buyer and seller’s names, APN numbers for properties are omitted.
The selling Realtor ® needs to make sure their license number as well as their Broker’s license number has been filled out on the contact with the address, phone number, fax number and email address.
Now, you may think this is rudimentary but lately, as a real estate broker I am seeing contracts that are not filled out properly. There are Lender approvals letters that don’t match the contract, signatures, initials missing and the list goes on…
Is this complacency or lack of real estate training? Not sure, but when a home buyer places an offer on a home for sale, time is of the essence and a contract that is not filled out properly or supporting documents missing just holds up the offer and gives another home buyer the chance to get their completed offer in.
Are supporting documents not forthcoming from the real estate agent or is this because the Sacramento home buyer refuses to comply? While the listing agent is proofing the home buyer’s offer and has to continuously ask for corrections to be made, another offer from a home buyer’s Realtor ® that is correct, can and may be accepted. Some listing agents may actually just toss out the home buyers offer that is not complete or correct. Don’t let that hapen to you or your offer on a home for sale.
When placing an offer on a Sacramento Short Sale, there is even more information and real estate forms that are required. If CA real estate forms are not included or the supporting documents are omitted, then the Sacramento home buyer’s offer goes no where.
